What is Club Colima 71?

Club Colima 71 is a luxurious private residence club comprising elegant studio residences and common facilities, complemented by first-class hotel services.  The Club commands an enviable location in the renowned Roma Norte neighborhood of Mexico City. The Club residences are housed within the Colima 71 Art Design Hotel, which has earned a multitude of awards. The beautiful residences are perfectly complemented by a sophisticated amenities and services. Club co-ownership affords a convenient, luxurious, and flexible way to own an authentic Roma lifestyle.

As a member at Club Colima 71, do I own real estate?

Yes. Real estate ownership is evidenced through shares of INMOBILIARIA MIDORIS S.A. DE C.V., a Mexican commercial company that owns the Colima 71 property. This form of real estate co-ownership provides significant tax advantages and can be sold, willed or transferred like other forms of real estate ownership.

What are the advantages of Residence Club co-ownership?

Club Colima 71 combines the benefits of pied-a-terre ownership with the private amenities and services of a luxury boutique hotel. A select group of like-minded members share the ownership, use, and cost of the Club residences and common amenities. Many residence club owners around the world can afford their own vacation home but they can’t justify the high cost and responsibilities relative to the amount of personal use.  Residence club owners enjoy generous and flexible vacation use mirroring that of a “typical” owner of a Mexico City holiday home. They enjoy an enticing list of club facilities and personal attention from their club staff. What they don’t have are the high costs, maintenance, or worries that are associated with absentee ownership.

How many members share use of each Club Colima 71 residence?

There are only eight members per Club residence, allowing for frequent and flexible lodging throughout the year. If all owners use their Club equally, each will enjoy a minimum of 45 days in enchanting Roma and its surroundings.

As a member, how often can I vacation at my Club?

As often as you wish, subject only to the club reservations policies and availability.  Members have the flexibility of reserving Planned Vacations in advance, as well as visiting on a space-available basis.  Members reserve 21 days of Planned Vacations prior the start of each Club Year. This leaves abundant additional occupancy for space available vacations during the year. If all members lodge at their Club equally, each would enjoy a minimum of 45 days annually. However, there is no limit on use. If some members visit their Club less during the year, others can enjoy it more often. Members  have the option to enjoy their reserved stays personally, hosting unaccompanied, guests, allow Club management to rent the stay for them, or deposit the confirmed stay with Elite Alliance Exchange and take a vacation in one of 120 other exciting destinations.

What if the number of members wishing to stay at the Club exceeds the number of available Club residences?

Club Colima 71 is designed to equitably allocate visits when demand for lodging may exceed supply. A rotating priority system® ensures all members will have equal access to the most-requested dates over the years. This system has proved fair and equitable for more than 35 years at residence clubs around the globe.

Can I send guests to enjoy my reserved Club vacations?

Yes. As with any vacation home, members may invite unaccompanied guests to use any of their confirmed vacations without a guest fee.

Can Club Colima 71 members rent a portion of their vacation time?

Yes. Members can make their confirmed Planned or Space Available Vacations available for rental in accordance with the Club documents.

Will Club Colima 71 members always stay in the same residence?

To provide the greatest flexibility and availability, members have equal access to all Club residences within their Residence Category - Club Studio, Club Balcony or Club Terrace. Requests for a specific residence will be granted whenever possible.

Can Club Colima 71 members reserve more than one residence during the same time period?

Yes. Because these members are not restricted to using a specific residence, they can use their reservation privileges to reserve more than one residence within their Residence Category during the same dates, if sufficient residences are available. This is a membership benefit unique to residence clubs that allows members to host family reunions, a gathering of friends, or corporate retreats.

Can I exchange Club lodging privileges with owners of other luxury resort properties?

Do Club Colima 71 members pay annual fees?

Yes. The comprehensive annual fees pay for the professional management and operation of the Club. Included in these comprehensive annual fees are funds for property tax, staff salaries, supplies, residence and common area maintenance, trash removal, legal/accounting, utilities, management fee, and reserves for the scheduled replacement of furnishings and appliances.  These fees are a fraction of the all-in costs associated with traditional vacation home ownership.

Do members pay any lodging fees when they vacation at their Residence Club?

No.

Do members pay housekeeping fees when they vacation at their Residence Club?

Yes. The housekeeping fee paid upon departure pays for twice-daily tidies and complete cleaning to prepare the residence for the next arriving member.

Who establishes the fees and controls the affairs of Club Colima 71?

A member-elected Board of Directors establishes budgets and fees on an annual basis.

Can my Club Colima 71 membership be resold?

Yes. Like other forms of real estate, a member’s interest can be willed or transferred by the member, or sold by a licensed real estate agent.

Have residence clubs been successful in other prestigious destinations?

Yes.
